The Maintenance Technician, under the direction of the Facilities Director, is responsible for the functional upkeep of the foundations facilities, grounds, and fleet. As the buildings and surrounding grounds present a direct image and sometimes first impression to our community, it is of major importance that this position reflects Opportunity Foundation's mission, vision, and values by way of the appearance and functionality of the facilities used to support our clients. Opportunity Foundation's fleet is essential in transporting our clients and staff, and should be well maintained at all times. The underlying approach to achieving this objective is based in preventative maintenance and constant analysis. The Maintenance Technician is expected to continue to strive for excellence by continuous development of expertise that directly relates to this position.The Maintenance Technician must be able to work as a team as well as individually at times. They must be able to multi-task in a fast paced environment and be adaptable and flexible to change. They must remain calm and professional at all times and possess quick decision making skills and good judgment.The following essential job functions include, but are not limited to, Opportunity Foundation's facilities currently located in Bend, Redmond, and Madras:Maintain a system that provides zero defects of buildings, safe and attractive environments, maintaining fleet and minimizing downtime and repair expenses. "Zero Defects" refers to the ability of a given facility to serve the needs of the program very well. It provides that the prevention of defects is preferable to emergency correction, and defects have extra hidden costs that justify preemptive strategies.Perform regularly-scheduled physical inspections of each facility's exterior and interior areas, ancillary units, systems and equipment.Conduct repairs and maintenance to plumbing, electrical, mechanical equipment and facility as needed or assigned.Conduct walk through of facilities and surrounding grounds for lighting, quality, safety and general condition and complete any associated work orders as required or assigned.Perform maintenance and minor repairs to our fleet.Conduct and assist with current maintenance needs, corrective and anticipatory work that can reasonably be expected to occur in the future, as well as preventative maintenance that will increase efficiency, reduce failures, protect assets and add to safety.Maintain the cleanliness and organization of assigned shops, mechanical areas, and tools. Always clean up after every task.Report any unsafe condition to your manager immediately.Conduct and assist grounds and landscaping activities to maintain a neat and attractive appearance.Support and ensure compliance with all policies and procedures as designated by the Opportunity Foundation.Maintain effective working relationship with staff, management, city & state officials, subordinates and general public.Respond to questions and complaints from programs.Maintain regular communications, both oral & written, with Facilities Director concerning on-going work, work to be done, recommendations for improvements, etc.Perform other duties and responsibilities as assigned or required. Maintenance Technician is held accountable for all duties of his job.Technical training (certifiable) in building maintenance or associated fields is preferred.Minimum 2-3 years of general maintenance and repair with considerable knowledge of commercial and residential carpentry, painting, masonry, HVAC systems, landscaping & irrigation, plumbing and electrical trades.Must have considerable knowledge of the methods, practices, tools, and materials used in building maintenance. Shall be expected to be adept at trouble-shooting facility systems to determine fault.Must have knowledge of minor vehicle repair.Must possess physical ability to perform required maintenance functions from heights. Involves climbing ladders, traversing roof tops, and working from platforms.Must possess excellent oral and written communication skills as well as customer relation skills.Must pass the Criminal Background Check required by D.H.S.Must pass pre-employment drug screen.Must possess a valid Oregon Driver License and a driving record acceptable to our insurance carrier.Must possess proof of personal automobile insurance.Must be able to obtain CPR and First Aid certification.
